Evolution has never moved so fast

Evolution, a development by A2 Dominion in North Oxford, was launched by Kemp & Kemp Residential at the close of 2009, with nine of the 14 apartments already reserved. The remaining five apartments were quickly snapped up so that, by lunchtime on the open day, all of the units were sold.

Graham MacDonald explained the success saying: "The success of Evolution came as no surprise to us. There were few new developments in Oxford last autumn and many investors are now returning to the market because, with base rates at 0.5%, investing in property continues to be an appealing option over many traditional ways of investing funds."

Yields at Evolution are now close to 6.25% which is unprecedented in recent years and shows that Oxford can continue to hold its position as one of the safest and most rewarding places to invest in property.

The apartments were also sold to first time buyers as they have benefitted from the lower VAT and Stamp Duty thresholds, but they have had to find large deposits to secure a mortgage.

Graham stated: "We knew that clever marketing would be vital to our success as the days of being able to launch a site with optimistic prices are long gone. We calculated the prices based on a number of new factors and undertook an innovative marketing strategy to publicise the site to a wider audience and this combination of approaches is why we sold all the units so quickly."

Similar levels of success were recorded in other new homes developments that Kemp & Kemp Residential marketed in 2009. "The past year has required estate agents to adapt and change in order to succeed. We have found that our innovative approach to marketing property and our years of experience have been vital to our success," Graham added. "Selling new homes is a different process to residential sales so it needs different skill sets and we have invested heavily in personnel and procedures to ensure our continued success in the future."
